	We are a direct English/French/German speaking link, here in Provence, to various attractive properties in the Var region of Provence. I'm Shirley De Wallens, English and have lived in Provence since 1997 and have appeared in the UK Channel 4 TV program 'A Place in the Sun'. I work closely together with other local Estate Agents. We can guide you through from finding the property suited to your requirements explaining French legalities negotiating financial arrangement & money transfers until the key is in your hand and we will still be there afterwards with advice and a source of contacts to help to make your new move a happy one. Buying in France: Anybody (foreigner or not) can purchase a property in France. He/she will be treated just the same as any French person. The Legal Details: The process of house buying varies from country to country even within the EU! In France, when you find the property you really want and you and the vendor agree on the price and the date of completion, a Pre-contract is drawn up and signed by both parties after a 7 day cool-off (reflection) period a deposit (usually 10%) is paid by the purchaser to the vendor's solicitors. It is now a legally binding agreement. Solicitors (Notaires) do "searches" after this and it is only if these searches reveal negative points, or if any pre-contract conditions are not met, that the buyer can withdraw from this agreement without loosing his deposit. Should the seller wish to withdraw he must compensate the buyer to the value of the deposit. When the searches are complete all parties meet to read and sign the final contract and exchange moneys and the keys. (A power of attorney can be arranged if this is inconvenient.) We will be there through these stages to explain the procedures in further detail and to put you in touch with bilingual notaires or other professionals as required. Your Budget: Houses on our list will have commission included in the sale price (if not stated otherwise). However, you must allow approximately 7 - 10% on top of the sale price to cover the legal costs, taxes and registration fees etc. Don't forget to allow for removal expenses, costs for connecting services etc. Contact Us WANTED: Properties for Sale FREE listing of your property on our web site!
